Procedures

Phase1:

Gather customer information as needed.
Discuss project scope in summery.
Answer customer inquires.
Determine if the project is a fit for AKMA Design & Build.

Phase2:

Discuss the customer’s ideas in further detail.
Detail idea features about the project. Such as Stucco, high ceilings, Glass railings, stone cladding, open concept, interlocking drive way, etc.
Gather information about the existing house if any, lot size, access, etc.
Budget and timelines discussion.

Phase3:

Site walk-through to review scope of work in more detail, confirm measurements, structural elements, and any issues.
Take photographs
Discuss key project timelines

Phase4:

Customer will finalize the AKMA Design & Build contract which will outline the entire scope of work, including subsequent schedules of: Scope of Work, Finish Allowances, Extra’s, Payment schedule, Warranty, etc.

Phase5:

Customer will meet with our Architect to discuss ideas.
Architect will review the customer’s survey, site documentation, and inspirational images to get a better understanding of the customer’s style and the types of features they want to achieve.
Rough-sketches of layouts and elevations to get a solid grasp of the project.
Initial zoning by-law review will be completed and permitting timelines discussed.

Phase6:

Design meeting to finalize the design including all plans, elevations, and site plan.
Preparation of 3D computer generated rendering.
Further client meeting and correspondence.

Phase7:

Meeting to include customer’s and senior Project manager to discuss the updated budget based on the Architectural plans as to date.
If needed, revisions to the drawings to be discussed to adhere to the original budget.
Ideas and suggestions to the structural, mechanical, and architectural drawing package in order to remain on-budget.
Review of overall costs and finish selections.
Review of any construction related issues that may affect timelines, ie. Access, shoring, dewatering etc.
Following drawing package approval and final budget sign-off, Building permits will be submitted.

Phase8:

Initial site meeting with client’s and site super/project manager to get organized on timelines and any further site issues.
Site set-up of: Initial materials, safety equipment, Disposal, Hoarding, fencing, etc.
Discuss overall construction schedule and key milestones.
Start Project.
Customer has the option of making minor changes. (budget and payment adjustment finalized)
End of project.

Phase9:

Final cleaning and presentation.
Final client package turnover complete with all drawings, documents, payment receipts, and sign-offs.
Final review of warranty and inclusions.
Continuous service work and communication during the entire warranty period.

I am pleased to share my experience with the work done on my basement by AKMA Design and Build, which included the addition of a new washroom, as well as the renovation of the upper level by replacing old carpeted floors with beautiful new hardwood floors.
I must say that I am extremely satisfied with the outcome of the project. AKMA Design and Build did an excellent job in transforming my basement into a functional and stylish space. The addition of the washroom has proven to be a game-changer, as it has not only increased the convenience but also added value to my home. TK paid great attention to detail, ensuring that every aspect of the washroom, from the fixtures to the tiling, was executed with precision and finesse.
Furthermore, the renovation of the upper level was equally impressive. The removal of the old carpet and the installation of new floors has completely revitalized the space. I got my house build from AKMA Design & Build. I'll be honest, I was very worried initially as I had selected him based on the reviews I read on the Internet. But there was something in him that i could trust him right from the start. And he proved me right. He is a good builder but more than that, a great person. I can write reams but am summarizing my overall perception:

We worked with TK, Anwar and their team on our full home renovation including finishing our basement. The work that was done in our house was extensive and came with its own challenges (rerouting plumbing, ventilation, electrical) and installation of a beam to accommodate our beautiful open concept kitchen and family room. We couldn't be happier with the results. They brought our vision to life.
The team was professional and respectful and very accommodating to us as we lived in our house during the renovations with little kids. They cleaned up every night and made sure to contain the dust and debris as much as possible. The tile work was exceptional in all areas. TK was a pleasure to work with and was available to answer any questions/concerns we had. We had a variety of products and finishes to choose from which gave us many options and he was always available for consultations and knowledge.

They had a very professional and well skilled team. The tiler was excellent and a perfectionist! The team who built out cabinets did a superb job and worked diligently with me to bring my designs and vision to life. I hired TK to complete my basement and he completed my basement within one month. He is a very reliable and honest person. I had complete peace of mind from start to finish. I had a tight timeframe and TK finished on time and did a great job. He is always available to answer questions and keeps checking on his workers and is involved in the process from day 1. He's not one of those contractors that will desert you or do a bad job. Overall we are satisfied with the quality of work, and our bathrooms have garnered compliments from friends and family members. TK employs a good team (with an especially talented tiler who stands above the rest) and the work is well-done.
Due to the nature of a large-scale project, it is important to work together with your contractor to be as thorough and detailed as possible when discussing your dream outcome. During the project, we put in ample time to make sure communication was clear and decisions aligned with our vision. As first time home owners ready to embark on our first major renovation project we did not know where to start. After going through a bunch of different contractors we came across Tanveer from AKMA Design & Build.
He was very knowledgeable and provided us with prompt and competitive quotes.
Tanveer’s teammates were thorough professionals and extremely respectful of our home and during the reno.
A couple of discrepancies that cropped up during the build were addressed by Tanveer to our satisfaction.
The project started and finished on schedule with no additional/hidden costs.

As with everyone, we are always cautioned to choose a trustworthy contractor. I didn’t know tanweer, but as soon as we met, I can tell that he desires to meet your expectations and also sincerely wants to make your vision happen irregardless of the budget. He went above and beyond my request while also sticking to my budget. I never imagined I could have all the things done with the budget I gave him. But he is true to his word and is very responsive. His team is very professional, they know the pros and cons of any idea I give and is able to give a great recommendation. The quality of their work is exceptional at an amazing short period of time (from 7 weeks down to 5 weeks). It really comes down to how he is very organized in the daily work, delegates each area of the work to the proper person and sees to it that it is done according to his standards. What else can I say except that I’m happy to have found a trustworthy contractor who I can request service from again in the future. Even if you don’t have a design in mind, he makes it look awesome and up to date. Highly recommended to anyone who needs a contractor for their needs.

We went with TK and Anwar after meeting with multiple contractors and getting quotes. We felt they were able to offer the best quality for the most competitive price in the market and within a reasonable timeframe. It was the best decision we could've made!
Our project started with a demo of the entire first floor of our home, including removal of a load-bearing wall. They managed the demo and clean up, rerouted all necessary utilites, and sourced and installed every material needed to support the second floor. This included TK and his team having to re-tile our shower upstairs (at no additional cost), because some of the plumbing was blocked by the new support beam.
Then we met with their custom kitchen manufacturer, where we went through design specifications and finishes. The kitchen was delivered and installed professionally in a matter of weeks. While the cabinets were being made, TK's team completed the electrical, plumbing, and installed new hardwood floors.
Last to be installed were the quartz countertops and backsplash, kitchen appliances and light fixtures. TK and Anwar were engaged with the project from start to finish, completing everything in 12 weeks.
The cost we were presented with at the beginning of the project was the cost we ended up paying. Throughout the project we worked with TK to get quotes on extras/upgrades and they were added to the project seamlessly and without delay. One such upgrade was the refinishing of our fireplace (photos attached).
TK and Anwar delivered everything to us on time, on budget, and to our exact specifications! They were also available post-project to follow up if anything was not exactly the way we expected. We will be going with TK and Anwar for any projects we have moving forward. If you are looking for a trusted contractor for life, look no further!

We recently completed a build project for our 1000 sq ft basement apartment using AKMA Design and Build, and we are extremely satisfied with the results. We had approved design plans of what we wanted to achieve when we started the project and seeing the completed work at such a high quality is fantastic.
We were impressed with the client focussed approach of the AKMA team and the integrity with which they conduct business. It was very clear at the start what the build process would involve, how long it would take and how much it would cost.
Once the construction started, we picked out the material options for our renovation, tile options for the bathroom, cabinets and counter tops for the kitchen, door styles, flooring, and paint colors for all areas. This process was made easy by AKMA, they provided a preferred supplier for these items who were very helpful during the process, and it was evident they had a great working relationship with AKMA. The budget allowances were generally spot-on and additional costs were clear when we wanted to upgrade.
With the project completed, we would say that not only are we completely satisfied with our basement renovation, but we also feel we have built great relationships with the team at AKMA. It was refreshing to work with a group of contractors that take pride in their work, the attention to detail is outstanding, and it shows in the final product.
There is no doubt that we will contact AKMA Design and Build again for any further renovations and highly recommend anyone to consider them for new build or renovation work.

When it comes to a home or basement renovation project, everyone wants to do it right with nice upgrades. There are a number of builders, contractors in the market who would like to take on renovation job of your house/basement. We heard a lots of stories that some people take the job but they never finish their work or leave jobs in the middle. In some cases, people grab money and run away. Agree with all of that!
Well - we have come across with AKMA Design & Build who have been building custom homes, basement renovation, legal basements in GTA for many years now. They are primarily focused in North York, Scarborugh, Pickering, Ajax, Whitby, Oshawa area. They have successfully completed several projects which we have seen. Their work is of a superior quality, excellent finishes and don’t leave things in the middle. One thing we can say with great confidence is that AKMA will never run away from the job and would not leave you stranded.
Our focus was that we wanted AKMA do our job right regardless of the time it takes to finish the job. It took a little extra time but delays are part of construction projects due to various reasons and is normal.
Very recently, AKMA completed our legal basement project in Mattamy Seaton Pickering and we are very happy with the work they have done. They handled all legal requirements and build it following building codes and city inspectors requirements.
I suggest that you make a right choice when you hire someone to do your job. Give AKMA call first for your construction project needs before you try out anyone else.
